In-unit laundry in NYC apartments is a genuine premium feature, particularly in pre-war co-ops where building plumbing may not support individual unit hookups. Post-war condos and newer Long Island City and Williamsburg developments more frequently include washer/dryer hookups or stacked units as standard. After 25+ years in this market, I've seen buyers overlook laundry as a negotiating point, only to realize post-closing that the building's coin-operated room is two floors down and perpetually busy.

It depends on the building's house rules and existing plumbing. Many older co-op buildings prohibit in-unit washer/dryers due to water damage risk and strain on shared drain lines.
