Where LIC Came From
Long Island City was an industrial hub of factories, warehouses, and shipping in the 19th century, and by the 1970s many of its factories had been abandoned. In the 1990s the Queens West plan set out to redevelop 74 acres on the East River with up to 16,000 new residents in 19 buildings. The 2001 rezoning from industrial to residential followed, and Hunter's Point South was built after it (Source: Wikipedia, Long Island City).
Amazon announced on November 13, 2018 that one of its two planned second headquarters would sit at Queens West, then pulled out on February 14, 2019. One Court Square, the 658-foot former Citicorp Building from 1990, was Queens' tallest building until 2019. The 811-foot Orchard residential tower topped out in July 2024.

Condominiums dominate the new stock and come with association fees alongside the purchase price. Co-ops are rare here: the RLS showed 2 active co-op listings on October 1, 2026, and none closed in the last 90 days. A co-op purchase adds a board application and may limit subletting.
