- 1. Get a Comparative Market Analysis (CMA). Not a Zestimate: a CMA from a broker who has sold in your building or block, using closed sales from the last 90 days. Here is how CMAs work.
- 2. Address deferred maintenance now. Fix visible wear before listing so the unit shows in move-in condition.
- 3. Use the Coming Soon window. Listing on the RLS as "Coming Soon" before going fully active pre-markets to every buyer agent in NYC and can generate offers before the first open house.
- 4. Price for the first 14 days. Launch momentum is hard to recover after a miss on price.
- 5. Know your closing costs. NYC sellers pay transfer taxes, potential flip taxes (co-ops), and broker commissions. Know the net number before you set your price.
