Ceilings run ten feet, and southern, western, and eastern exposures bring in light throughout the home from morning to evening. The terrace is nearly half the size of the interior, and 2101 is one of only a few residences in the building to have private outdoor space. The living room faces south over the Battery to open water, with western light carrying through to evening. CitiQuiet windows keep the home quiet, while a Bose surround sound system, recessed into the ceiling and running from the living room into both bedrooms, turns this part of the residence into the perfect home entertainment space. Its ceiling fixture is centered on the window, wired to carry a chandelier. The terrace is finished in ipe hardwood, and a custom screen door allows the apartment to stay open to it straight through the summer. There is enough room to comfortably seat a dinner party of eight, house an electric grill, and still give over a corner to a real garden for fresh kitchen herbs. Inside, the renovation encompasses more than finishes. Ducted central air replaced the building's through-wall units, and the chases they left behind were reclaimed as additional closet space with custom built-ins: a lit china cabinet beside the terrace, and added closet space in both bedrooms, with a wall-mounted jewelry case in the primary bedroom closet. Real wood floors run throughout, every closet is custom-fitted with built-in drawer space, and custom treatments dress the windows. The galley kitchen is appointed with a Viking range, a Sub-Zero refrigerator, and a Miele dishwasher. As part of the renovation, granite countertops and backsplash was installed, the cabinetry was refaced with new doors and drawer fronts, and a dedicated pantry closet was built in off the kitchen for overflow storage. The two bedrooms sit on opposite sides of the residence, separated by a true foyer finished with a stone accent wall, which allows each bedroom to keep its privacy. The primary bedroom's closet system was rebuilt with additional storage built in above it, along with a separate slim storage cabinet beside it, in the space once occupied by the original through-wall unit. The second bedroom functions as both a guest room and private office, with two original closets, and an additional closet added during the renovation. Both bathrooms are three-fixture, clad in stone, and warmed by radiant heated floors. The primary bath was rebuilt around a walk-in shower in place of the apartment's original tub, with a tiled niche built into the wall, and is wrapped in African quartzite slab, with white Carrara slab on the floor and sink top. The second bath carries Calacatta Gold in varied formats across its walls, floor, and sink top, with a Kohler Memoirs pedestal sink. A large storage unit on the 16th floor is available for transfer. Laundry access is convenient, directly across the hall from the residence. 88 Greenwich Street was built in 1929 as an Art Deco office tower and converted to condominiums in 2007. The Greenwich Club offers a 24-hour doorman and valet service for housekeeping, dry cleaning, and packages, along with a fitness center and yoga studio, a library with a grand piano, billiards and a media room, a business center, cold storage, the Harbor Room lounge on the 24th floor with water views, and a landscaped roof deck with grills. The address sits at Greenwich and Rector, two blocks from Trinity Church and a short walk to the Battery and the harbor. Printemps, the Parisian department store, is a few blocks north at One Wall Street, with Whole Foods on Broadway in the same building. Tribeca is only 5 minutes away to the northwest. The 1 train stops at Rector Street right at the corner. The R and W stop at the separate Rector Street station on Broadway, a few minutes further, with the 4 and 5 at Wall Street, PATH at the World Trade Center, and ferry service at the harbor. Taxes shown reflect the Cooperative and Condominium Property Tax Abatement under Section 467-a of the New York Real Property Tax Law, which provides a partial property tax reduction for eligible owners who occupy their apartment as a primary residence. There is a monthly assessment of $350.07 in place through October 2028 for elevator maintenance.
