Description

PRICE IMPROVED...Private outdoors Live/Work in this symmetrically designed brightly illuminated split 2-bedroom, 2-bathroom apartment at The Morningside Condominium in West Harlem.

The central living room invites you to relax on your south facing terrace. An open, galley-style kitchen, with quartz counters, flows seamlessly into the living room for effortless entertaining. The master bedroom features an en-suite bathroom complete with a deep soaking tub, separate glass shower, heated floor and double sink quartz-top vanity, a premium feature. The second cornered bedroom faces south and is bathed in natural light. The floor-to-ceiling windows have Hunter Douglas custom blinds, double-layer room darkeners and privacy sheers that left partially open allow brightness to filter in.

This contemporary glass and steel boutique building starchitected by Karl Fischer offers the casual and dynamic vibe associated with this historic iconic neighborhood just north of Frederick Douglass Circle at Central Park and Cathedral Parkway. FDB is Harlem's restaurant row, defined by music, food and cultural events with close proximity to Columbia University. Harlem's vibrancy, history and community-inspired atmosphere are what it's all about.

Additional features of this special residence include 9 foot ceilings, white oak flooring, a stackable LG vented washer/dryer, wall-through HVAC and wiring for Wi-Fi. Conveniently located steps from the B, C subway line, M7 and M116 bus stops, endless dining and entertainment venues, a block and a half from Morningside Park and 6 blocks from New York's treasured Central Park. The Morningside Condo features a virtual doorman, fitness room, bicycle room, package room and private storage locker (.06 Cu. Ft.). Taxes are only $378 thanks to 421-A abatement until 2030.

What struck you most about this home when you decided to buy it?

We loved its modernity especially the floor-to-ceiling windows with bright southern light. We loved that it was super quiet, in the back of the building and very private. The second bedroom overlooks a vibrant community garden. We wanted to be close to a subway (can't get closer), grocery store(s), pharmacy, parks and of course homestyle- and epicurean-type restaurants. Having the gym in the building, with kids, has been crucial... to be able to run down there during a nap while the other parent is upstairs. Living here has been especially convenient for our family life with the parks so close, for our single friends, neighbors and others we know with so many choices from a variety of bars, restaurants and clubs. 306 checked all the boxes for us and has lived up to all of them. It all adds up to a wonderful neighborhood vibe.

OPEN HOUSE SHOWINGS ARE BY APPOINTMENT ONLY AND WILL FOLLOW REBNY AND BUILDING HEALTH AND SAFETY GUIDELINES. THANK YOU.
