What does typical (median) mean?
It is the middle figure: half of the listings or sales are above it and half below. A few very expensive apartments do not move it the way they would move an average.
How often are these reports updated?
Every month, when StreetEasy publishes the prior month’s figures. The mortgage rate in the example is the Freddie Mac weekly average current when the report is built.
Is the loan payment my whole monthly cost?
No. The example covers the loan only. On top of it you pay the property taxes, upkeep and insurance, and at purchase you put in the down payment and closing costs.
