Manhattan Real Estate Q1 2026: Sales Down 4%, Median $1.21M
After a 19% jump in Q1 2025, recorded sales gave back some volume in Q1 2026 while prices held.

Manhattan recorded 2,741 sales in Q1 2026, 4% fewer than Q1 2025, with monthly medians averaging about $1.21 million. That held the price level from a year earlier, when 2,859 sales (a 19% jump from 2,399 in Q1 2024) closed at about $1.12 million versus $1.01 million. All figures are StreetEasy recorded-sale data. Having sold across Manhattan for 25+ years, I read days on market before price, and that number fell by about 40% inside both quarters.

Sales Volume: Up 19% Then Down 4%
The 19% rise came off a thin Q1 2024 (818, 719, and 862 sales by month). Q1 2025 ran 991, 898, and 970. Q1 2026 ran 949, 783, and 1,009, with February the weakest month of the 16 months through April 2026 and March the strongest month of the quarter.
The Price Baseline
Manhattan's monthly medians in Q1 2024 were $1,030,000, $995,000, and $999,999, so the Q1 2025 figure of about $1.12 million was an 11% step up, and Q1 2026 added another 7.6%. Median sale price counts only recorded closings, so it lags the asking market and can swing when a handful of high-priced condo sales land in the same month.
Condos carry a large premium over co-ops, but the two moved in opposite directions. The March condo median fell from $1,685,000 in 2025 to $1,550,000 in 2026, down 8%, while the March co-op median rose from $767,500 to $865,000, up 12.7%. January condo medians swing with a few large closings.
Inventory rose and days on market fell
In both years inventory climbed from January to March (up 18% in 2025, up 14% in 2026) while days on market dropped sharply.

In 2025 the monthly readings were 114, 108, and 71 days. In 2026 they were 106, 104, and 63 days, so March 2026 was 8 days faster than March 2025. Active inventory ended Q1 2026 at 8,182 listings, 6.1% below the 8,711 at the end of Q1 2025 and 5.0% below the 8,615 recorded in February 2020.

The Q1 pattern held through spring: prices stayed above 2025 while recorded sales ran well below it. Condos led, with the June condo median at $1,750,000 against $1,500,000 a year earlier.
