The public record, read before the bid

Before you bid I pull the building's actual record from the city: the deed history, every open violation, every permit filed, and what the neighbors paid, so you are the only person in the room who knows what you are buying.

ACRIS, HPD, DOB and PLUTO, read on the address and delivered as a report before the offer rather than after the inspection.

How the fee works

A referral is papered before anything happens: a written referral agreement between the two brokerages, naming the client and the term. The fee is the standard referral fee, paid broker to broker at closing out of my side of the commission, never out of your client's pocket. I do not publish a rate on a web page, because the number belongs in the agreement we both sign rather than in marketing copy.

What you hear back

You get a note when I reach the client, a note when we sign, a note at contract and a note at closing. If the client stops replying, you hear that too. A referral you never hear about again is a referral you stop sending.

Questions agents ask

Do you work outside Manhattan?

Yes. Closed deals span Upper Manhattan, the Upper East Side, Williamsburg, Clinton Hill, Jackson Heights and Fort Hamilton, plus the Hudson Valley. There is no one neighborhood I am limited to.

What happens to a referral that does not transact this year?

The client stays on my record with their stage and their next step, and you keep the referral under the agreement term we signed. Buyers who went silent for a year and came back are a normal part of this business.

Do you take rentals?

Yes, and rental referrals are papered the same way. FARE Act rules apply to how any rental is marketed and who pays what, and I follow them.

Can you work with a Spanish speaking client?

Yes. I work in English and Spanish, and the client page and the reports exist in both.
