In my experience working with buyers across Brooklyn Heights, Astoria, and Upper Manhattan, understanding the maintenance responsibilities, legal status, and structural condition of any outdoor space is essential before making an offer.

FAQ: Who maintains a private terrace in a NYC co-op or condo?

This varies by building. In most NYC co-ops, the terrace is a limited common element: the shareholder has exclusive use but the building retains structural responsibility.
