Affordability, culture, and rising values make the Bronx NYC's most compelling buy in 2026
Bronx buyers paid a median of $685,000 in January 2026, against $1.25M in Manhattan. Homes took 79 days to reach contract in June 2026, up from 51 a year earlier, and the MTA's Penn Station Access project will add four Metro-North stops in the East Bronx: Hunts Point, Parkchester/Van Nest, Morris Park and Co-op City. I represent buyers and sellers across all five boroughs, so I read Bronx numbers next to Manhattan's. The Bronx median was $585,000 by June, up 30.0% since February 2020 per StreetEasy.

Fordham sits near Fordham University, the Bronx Zoo and the New York Botanical Garden. The 4 and D lines run to Manhattan.
Morris Park has single-family and multi-family properties. The 5 line serves Manhattan, and it is one of the four planned Penn Station Access stops.
Riverdale has larger homes and Hudson River views, with pre-war co-ops among the lower-priced units. The 1 line ends at the western edge, and Van Cortlandt Park is nearby.
Pelham Bay borders Pelham Bay Park, the largest park in New York City. Housing runs from co-ops to single-family homes, and the 6 line serves Manhattan.
