Across New York City and State, at least seven programs help buyers cover the down payment, reduce closing costs, or secure below-market interest rates. In 25+ years as a Licensed Real Estate Associate Broker, I have seen buyers overlook them again and again.
The down payment is often the biggest barrier, more than income. With median sale prices of $750,000+ in Manhattan and $830,000 in Brooklyn, even a 10% down payment means $75,000-$83,000 in cash.
1. NYC HomeFirst Down Payment Assistance (HPD)
HomeFirst is the city's flagship program, administered by the Department of Housing Preservation and Development (HPD) through local housing counseling agencies.

For a one-bedroom co-op in Washington Heights or Jackson Heights priced at $350,000-$450,000, the maximum can cover the entire down payment.
2. SONYMA (State of New York Mortgage Agency)
SONYMA offers below-market-rate mortgages and down payment assistance to first-time buyers purchasing in New York State, including all five boroughs.
Achieving the Dream: SONYMA's primary program for buyers with incomes up to $128,259 (2026, NYC metro). Down payment assistance of up to $15,000 available as a separate loan at 0% interest.
Low Interest Rate: SONYMA rates are typically 0.25-0.5% below conventional rates. On a $500,000 mortgage, that can save $15,000-$30,000 over the life of the loan.
Grad to Homeowner: If you graduated from a New York State college within the past 10 years, this program adds an additional interest rate reduction.
3. NACA (Neighborhood Assistance Corporation of America)
NACA offers mortgages with no down payment, no closing costs, and no PMI. The trade-off is a months-long qualification process with financial counseling and a full review of your finances.

4. FHA Loans (Federal Housing Administration)
FHA loans are not assistance per se, but they are a common financing tool for NYC first-time buyers. The key numbers for 2026:
Down payment: 3.5% minimum (with credit score 580+). On a $500,000 purchase, that's $17,500.
NYC FHA loan limit (2026): $1,149,825 for one-unit properties, up to $1,394,775 for four-unit properties. These limits are among the highest in the country.

5. DAP (Down Payment Assistance Program, NYS HCR)
New York State's Housing and Community Renewal offers up to $15,000 in down payment and closing cost assistance. It can be layered on top of a SONYMA mortgage.
6. Employer-Assisted Housing Programs
Several major NYC employers offer down payment assistance to employees, including NYC municipal workers (through the Municipal Credit Union), teachers (through UFT programs), and healthcare workers at major hospital systems. If you work for a large employer, check with HR about homebuyer benefits before starting your search.
7. Community Land Trust Programs
Organizations like the Cooper Square CLT and Interboro CLT offer permanently affordable homeownership in specific NYC neighborhoods. Deed restrictions keep purchase prices below market rate.
Combining Programs for Maximum Benefit
Many of these programs can be combined. A common stack:
SONYMA mortgage + HomeFirst + DAP: Below-market rate mortgage, up to $100,000 from HomeFirst, and up to $15,000 from DAP. On a $400,000 co-op in Queens, this combination can cover the entire down payment and much of the closing costs.
Not every combination is permitted, and funding changes quarterly, so confirm current availability with the program and your lender before you rely on a stack.
