In my experience working with buyers across Brooklyn Heights, Astoria, and Upper Manhattan, understanding the maintenance responsibilities, legal status, and structural condition of any outdoor space is essential before making an offer.

FAQ: Who maintains a private terrace in a NYC co-op or condo?

This varies by building. In most NYC co-ops, the terrace is a limited common element: the shareholder has sole use but the building retains structural responsibility. FAQ: Is outdoor space included in the listed square footage?

No. In NYC, outdoor terrace and balcony square footage is not included in the interior square footage. A listing showing "850 sq ft with 200 sq ft terrace" means 850 square feet of interior space. Ask for a floor plan showing both interior and exterior dimensions.
